Know what you're deciding.

Repair vs. Replace — key points+

Repair when: damage is localized, the system is young, and the underlying structure is sound.

Replace when: problems are widespread, repairs keep repeating, or the system is past its useful life.

Watch for: a contractor who only sells replacements, or one who only patches. You want someone who'll tell you either way.

Roof Lifespan in Georgia — key points+

Architectural shingles typically last 20–30 years in Georgia's climate. Granule loss, curling, and repeated leaks signal decline.

Standing-seam metal can last 40–70 years — but flashing, fasteners, and coatings need attention along the way.

Age matters less than condition. A 15-year-old roof with failed flashing can be in worse shape than a maintained 25-year-old one. Our Health Check looks at condition, not just age.

Hardie vs. LP vs. Vinyl — key points+

James Hardie fiber cement: the most durable and fire-resistant option. Holds paint well, resists rot and insects. Highest upfront cost.

LP SmartSide engineered wood: real wood look, lighter and easier to install, strong warranty. Needs proper finishing and maintenance.

Exterior Portfolio premium vinyl: lowest maintenance and most affordable. Modern vinyl looks far better than the old stuff — but profile depth and installation quality vary.

Window Buying Guide — key points+

Fogging between panes means the seal has failed — the glass unit needs replacement, not the whole window (usually).

Drafts often come from failed weatherstripping or poor installation, not the glass itself.

Full-frame vs. insert: inserts keep your existing frame and trim; full-frame replaces everything down to the rough opening. Your opening's condition decides.

Nobody can promise energy savings. Be skeptical of anyone who quotes a payback number.

Warranty Guide — key points+

Diaz 5-year workmanship warranty: covers our installation. Written warranty provided at contract.

Manufacturer warranties: cover product defects. Terms vary by product line — the written document controls, not a brochure summary.

Ask: who registers the warranty? Who do I call first with a problem? What exactly is excluded? Full warranty details.

Payment Illustrations: How Payment Planning Works — key points+

Not currently available. Financing is not currently available through Diaz. Any payment examples on this site are planning math only — illustrative figures to help you budget, not lender offers, approvals, or promises of terms.

Full price first. Know your total project cost before discussing payments. Monthly-payment-first sales hide the real number.

Options second. Payment planning is discussed only after you know the full project price.

Never: sign based on a payment quote alone. Always get the total price, the rate, and the term in writing.

Exterior Planning & Maintenance — key points+

Yearly: check gutters, flashing, caulk lines, and grading around the foundation. Ground-level only — no ladders needed.

Plan ahead: roof, siding, and windows age on different timelines. A 10-year exterior plan beats three emergency projects.

Document: keep photos of your exterior over time. It makes every contractor conversation — and every warranty claim — easier.
